City of Louisville Holiday Events



The Louisville First Friday Art Walk is tonight, Dec. 7, from 5-9pm and the Parade of Lights starts at 7pm. Santa will be visiting the Chamber of Commerce around 5:30, and the ice rink at the Steinbaugh Pavilion is open. Come out for the festivities, and stop by the Staufer Team office for art, hot chocolate or something a little harder to keep you warm!

Helpful Hints

If you are buying a property, one thing you'll want to be aware of is the Foreign Investment in Real Property Tax Act of 1980 (FIRPTA). This IRS income tax withholding applies when a non-citizen of the United States sells or transfers real property in the U.S. or the U.S. Virgin Islands.

The transferee of the property must withhold an amount realized by the foreign person on the transfer, generally 15%. If you are using a title company to close your real estate transaction, they will usually ask the seller to confirm that they are a U.S. citizen, and withhold the amount required if they are not.

However, the stakes are pretty big if this step is missed, so it's helpful for buyers to know that FIRPTA exists and verify that this has been done. If the withholding is not done and the IRA cannot recover it from the seller, they can come after the BUYER for payment. There are exceptions, of course, but if they don't apply the price tag can be big. On a property costing $500,000, this figure could be $75,000!

At the end of the year, I donate a portion of my commission to local non-profit organizations. Here are some of the charities from this last year:

  • Colorado Public Radiostriving to foster a better understanding of community issues; promote music enjoyment and education throughout the region; and lead collaborations in production, distribution, and fundraising.
  • Resource Central – a community hub with programs that help people save water, reduce waster and conserve energy.
  • Sister Carmen Community Center – a non-religious agency helping vulnerable residents in East Boulder County through meeting basic needs, preventing homelessness, help with obtaining employment, parenting support, and meaningful family and child centered activities.
  • Broomfield Council on the Arts & Humanities striving for the advancement or arts and humanities by nurturing diverse, quality programs and ensuring inclusive access for residents of Broomfield and surrounding areas.
