Time for a Tour

Now that the weather is a little nicer, it's nice to take some time and visit properties for sale. I try to do this weekly to get more familiar with the listings, but honestly, when the wind sticks my nostrils together it's hard to get out.

This week, it's a tour of Boulder and Louisville.

Thornton Under $200,000



The City of Thornton has some good deals if you've got the time to weed through the listings on the market under $200,000.  For some, the location and price are the only deciding factors, as they are willing and able to put in some sweat equity.  But even if you aren't handy or don't have the budget for extensive repairs, you can find a solid - if basic - house in a good neighborhood to start your real estate journey.


12587 3rd Street - $150,000
This 1936 home sits on 4 lots in west Thornton.  It's near both older and newer homes and is across the street from a pocket park.  With only 572sqft but a new water and sewer line, this could be a great opportunity for someone to scrape the existing structures and develop the over half acre property.


9755 Elizabeth Street - $189,900
With 1728sqft, 4 beds and 2 baths, this house is clean and shows nicely.  The kitchen could use some updating but is functional and bright.  The carpet is showing it's age but replacement could be postponed.  The features are basic but the yard is large and the house boasts a new sump pump, triple glazed vinyl windows and central air.


10947 Grape Way - $199,000
Located on a cul-de-sac, this 3 bed, 2 bath property has some updating with tile floors, newer windows and a heated addition.  The kitchen needs renovating and the large yard has potential.  The tri-level layout can be a challenge for some folks, especially with only two of the bedrooms upstairs.


11249 Madison Street - $200,000
This 1700sqft home has a full, finished basement and sits on a bumped-out cul-de-sac, it's large front and side yard buffering it some from traffic.  It's a stone's throw from the city's rec center, skate park and pond.  The kitchen and baths have been renovated, but there is some work to do in the other living spaces.

A Tour of Hunters Chase



Hunters Chase is a great subdivision tucked away on the southwest edge of the city.  Comprised primarily of 2-story patio homes from 1466 to over 3000 square feet, the neighborhood is well cared for and boasts a park in the middle and HOA-maintained front yards.  If you'd like to peek inside a few of the properties, you can tag along with my tomorrow morning.


10175 Wyandott Circle - $215,000
At 1466sqft, this is one of the smallest homes in the development.  No basement, but it does have 3 bedrooms up with 3 baths including a 5-piece master bath.  While it's at the end of a cul-de-sac, it also backs to an apartment complex on the north side of the neighborhood.  The seller claims to have mountain views, and has spruced up the property with new paint and carpet.


10025 Wyandott Circle - $224,500
This 3 bedroom, 3 bath home has almost 3000sqft, but only 1874 of that is finished.  The good news is there is room to grow and customize the basement to a family's specific needs.  The kitchen has been updated with stainless appliances and the common living area enjoys a double-sided fireplace.  The bathrooms are also updated, leaving less work for a potential buyer, but backing to 100th Avenue could mean more noise.


10106 Wyandott Circle - $224,900
While this home has only 1466sqft, it's the highest priced property in the neighborhood that isn't currently under contract.  Also a 3 bedroom, 3 bath home, the finishes are basic and the basement is unfinished.  It's also been on the market for 72 days with a $10,000 price reduction about a month ago.  It's bank owned, which usually means a good deal, but given the comps I think there's still some wiggle room.


I always recommend setting up listing alerts for my buyers, so they can begin to narrow down the property types and neighborhoods they want to visit.  The earlier they can start this process, the better, as it will help them recognize a good value when it does pop up.  It also helps them make a confident final decision, having already reviewed many properties online.  If you are interested in learning about a particular neighborhood, give me a call and I'll get you set up.

New Listings

I serve my clients the best when I am up-to-date on the local inventory, so I go out every Friday morning to look at new listings in addition to whatever properties I may see with clients during the week.  If you'd like to tag along, give me a call.


446 S Cherrywood Drive, Lafayette - $329,900
This 2505sqft home in Autumn Meadows boasts so many upgrades that it includes a separate document to list them all.  On a corner lot, the 2-car garage loads on the side and the private backyard has a deck and patio for enjoying the gardens and large trees.  There are 3 bedrooms and 3 baths, and an unfinished basement with a rough-in for future expansion.


718 Club Circle, Louisville - $359,900
If you want a detached home but prefer someone else handle the landscaping, then a patio home might be a good choice; the trade off is usually a higher HOA fee than a detached home would have.  This ranch is close to the Coal Creek Golf Course and within the Monarch K-8 area, with 2 bedrooms and 2 baths, 1412sqft, hardwood floors, fireplace, 5-piece master bath and all appliances included.

1884 Cedaridge Circle, Superior - $439,900
The list of renovations is long - new roof, gutters, air conditioning unit, furnace, stainless steel appliances, granite countertops, carpet, light fixtures, faucets, sinks, doorknobs, paint inside and out.  The seller has owned it since 1994, and his Denver mailing address indicates that this 3 bedroom, 3 bath, 2729sqft house was probably a rental for a time and in need of some TLC before going on the market.


425 Andrew Way, Superior - $495,000
With over 4000sqft total, this Rock Creek ranch has a great location with a walkout basement backing to open space.  With high ceilings, skylights, views and plenty of natural light this home will probably appeal to buyers looking for the convenience of being close to shopping and amenities combined with a little elbow room.  It's been on the market a week, and the agent has optimistically set an offer deadline for Friday at 5pm.


118 Crestview Court, Louisville - $639,000
The selling agent calls this property "the best home ever sold in this neighborhood!"  A completely remodeled 2-story with a finished basement in Centennial Heights, the list of improvements includes a gourmet kitchen with cherry cabinets, granite counters, stainless steel appliances and a wine fridge, high-efficiency windows and a new flagstone patio.  A $20,000 earnest money deposit is requested for this 5 bedroom, 4 bath, 3510sqft home.

A Tour of Lafayette


Take a beautiful Friday morning to sneak a peek with me at the variety of homes in the City of Lafayette!

310 W. Cleveland Street - $287,500
This home might be a great choice for someone who wants to walk to shops on S Public Road.  The brick exterior is low-maintenance, and the seller recently replaced the roof and furnace.  There's 2 bedrooms on the main with another in the finished basement.  The agent claims move-in condition, although the first thing a buyer might want to do is add some kind of cooling system.


1271 Doric Drive - $309,900
In the Centaur Village North neighborhood, this home is a short walk to Waneka Lake.  With 5 bedrooms, 3 baths and just over 2500sqft, it sits on almost a quarter acre lot.  Long-time owners say the house needs upgrades but that it's clean and well-cared for.


406 E Baseline Road - $325,000
Voted "Best Historic House," this 1898 Victorian combines the grace of the era with modern amenities.  It boasts a new roof, plumbing, wiring and sewer alongside a 20 year old rose garden.  It will be interesting to see how the period decor blends with the hot tub and deluxe barbecue grill.


588 Homestead Street - $365,000
Anna's Farm has some charming homes, but you have to be willing to sacrifice a big backyard.  This 2070sqft home lists cherry floors and two water heaters, but the listing agent doesn't say much else.  Well-priced homes in this neighborhood can move quickly, so perhaps he's betting that he doesn't have to.

Driving Louisville


While the internet is a great place to start shopping for a new home, there's no substitute for visiting properties and driving neighborhoods in person.  Come out with me tomorrow morning to take a look at some new listings in a variety of Louisville neighborhoods.


605 Fairfield Lane - $625,000
This 3618sqft home sits on more than a quarter of an acre in the Coal Creek Ranch neighborhood.  It does back to Cherry Street which may be too busy for some, but with 5 bedrooms, 4 baths and a 3-car garage the road could be overlooked by the right buyer.


841 Garfield Avenue - $629,000
It's all about location.  Well, in this case the location and the finishes.  The owners have completed renovated this 1599sqft ranch in Old Town Louisville, reflecting attention to the historic Victorian character.  With 2 bedrooms and 1 bath, it could be the perfect home for the buyer interested in downsizing while still staying close to amenities.


1145 W. Enclave Circle - $629,000
For a little extra space, check out this 3800sqft home sitting on more than a half an acre in The Enclave.  Built in 1988, the pictures reveal that some updating still needs to be done.


824 La Farge - $639,000
Another downtown property, this 1904 home has an open floor plan plus 4 bedrooms and 2 baths.  It boasts hardwood floors, a nice bathroom remodel, pleasant outdoor spaces and an unfinished basement.  However, there are no pictures of the kitchen, which always makes me wonder what surprises await there.


1188 Grove Court - $725,000
The outdoor lifestyle is important to many who relocate to Colorado.  This 3978sqft home is walking distance to Harper Lake, and has a big backyard with a deck, garden and dog run.  With 5 bedrooms, 4 baths, finished basement and 3-car garage, it looks like it's got some updating but still room for your personality.

New Listings

Are you free Friday morning?  Consider taking a tour of brand new listings in Lafayette and Broomfield.  The market is hot, and good properties are going under contract in a matter of days.  Even if you aren't quite ready to buy yet, seeing homes in person is an important way to start to understand the market so you will recognize a good value when you see it.


738 Sundown Drive - $389,500
This 3225 sqft home has three bedrooms upstairs with laundry.  Built in Silver Creek by Meritage in 2011, it's just a short walk to Old Town Lafayette.  Hardwood floors, granite countertops, stainless steel appliances, gas fireplace.  The unfinished basement holds lots of potential for expansion.


265 Peregrine Circle - $389,900
An opportunity to own in Broomfield's Eagle Trace.  This south facing home has 4 bedrooms and 3 baths, 3 car garage, a huge deck and private backyard.  It's walking distance from two parks, but it also backs to 136th Avenue, which for some could be a noisy deal-breaker.


14521 Prairie Sky Lane - $439,000
The listing agent on this property states that this home shows better than the model.  It it a 3 bedroom ranch with mountain views, a walk-out basement,  professional landscaping and almost 3500 sqft that are said to be "meticulously maintained."  We'll have to take her word for it as there are no pictures posted yet after being on the market for three days.


2653 Black Bear Court - $465,000
With over 4000sqft, this 5 bedroom, 4 bath, South Pointe home features mature landscaping, high-end kitchen, hardwood floors and a huge finished basement.  It's described as being very bright and open and showing like a model home.  The owners have just replaced the furnace and water heater for buyer peace of mind.


14713 Sorrel Drive - $599,000
Another listing without any pictures to show you, this Wildgrass home has great view of open space, city lights and the mountains.  It lists 3 bedrooms and 3 baths in a 4205 sqft ranch with an unfinished basement.  Even without photographs, houses are getting a lot of activity as buyers watch popular neighborhoods like Wildgrass for new listings.

A Tour of Downtown Lafayette


Not every city has a downtown area.  While they may have a good location and a lot of housing options, they lack a town center where people can eat, shop and enjoy community events.  Boulder's Pearl Street pedestrian mall is the heart of the city, and Louisville's old town area has undergone some phenomenal improvements over the past decade.  The City of Lafayette does not want to be left behind.

In 1999, the city council established the Lafayette Urban Renewal Authority (LURA).  The mission of LURA is "to encourage revitalization and redevelopment in the Downtown Urban Renewal Area and the South Boulder Road Urban Renewal Area by working in partnership with property owners to improve existing structures, fostering new development, and preventing deterioration of properties within the urban renewal districts."

One of the initiatives is to realize the potential of the downtown area.  The desire is to develop the Old Town identity by enhancing the diversity of it's businesses and pedestrian lifestyle.  That's good news for the local homeowners as well as the business owners and residents.  I thought it might be time to take a look at a few of the properties for sale near the downtown area.


105 W. Cannon Street - $239,900
The description leads with, "Eccentric Artists Welcome!"  Does this speak to the inspirational quality of the home or imply that you must be creative to see potential?  Not even a block off of Public Road, the ability to walk to shops is a plus, but with only 2 beds, 1 bath and 972 finished sqft this ranch may be on the small side for some.


406 E. Emma Street - $248,000
This property is actually two lots, totaling almost a half acre.  Built in 1905, the 2 bed, 1 bath property has a root cellar and alley access to a 1 car detached garage.  Somewhere along the way it's been updated with central air and a sprinkler system.  This may be a great property to subdivide and sell, or live in one house while you build another.


509 E. Simpson Street - $283,900
This listing says the property is zoned for a duplex, so possibly a good investment for someone who wants to take on a renter.  It boasts over 3000 sqft with 5 beds, 2 baths and a 4 car detached garage with shop.  Not many pictures on the internet; I'll be curious to see both what this house and the block its on looks like.


504 E. Geneseo Street - $349,900
This listing is a duplex built in 1943 with a 2 car detached garage plus 4 parking spaces off of the alley.  There's a total of 3014 sqft with 6 beds and 3 baths, but it's hard to tell how those rooms are divided between the two units.  Another opportunity for someone who would like to take on a renter, or perhaps put up their recently returned college graduate.


Depending on your situation, these properties could be a great investment for the future.  Whether you renovate the current houses or start from scratch, the area is on the cusp of some brilliant changes which should positively affect property values.  Take a drive around the downtown area sometime, and give me a call if you want some sales stats and history.

A Tour of North Boulder

It's important to get to know the market you're interested in before buying so that you can recognize a great value when you see it.  I set up listing alerts for my buyers as early as possible in their property search, which allows them to get a good idea of what certain neighborhoods are commanding.  Getting out and seeing homes in person and not just online is another recommendation, even if they aren't exactly what you might want.  I even recommend it to my sellers; it helps to prepare them for what buyers are going to expect at their price level.  This Friday morning, the tour takes me to North Boulder - give me call if you'd like to come along.

Plenty of living space
7303 Augusta Drive - $699,700
Like most houses in this price range, this house has a lot of updates - granite counters, 5 piece master bath with jetted tub and glass block shower,  Trex deck and sprinkler system. With 4 bedrooms, 3.5 baths and over 4100 sqft, it also boasts a screened-in porch overlooking an established perennial garden, a three-car garage, and a finished basement.

1999 Joslyn Place - $795,000
On the market two weeks, this 2900 sqft home claims to be priced for "a quick sale."  The last recorded sale of the property was in 1982 for $145,000.  The sellers are currently going through a punch list of items to be completed before the sale is closed, although the pictures already look pretty good.  4 bedrooms, 4 baths, 2 car garage, finished basement, Bosch stainless steel appliances, wood floors on a corner lot in Courtside.


Spacious outdoor living
 2564 Pampas Court - $795,000
This house backs to a private, 4+ acre park in Centennial Meadows.  It's a 2 story with no basement, but with over 3000 sqft, 5 bedrooms and 3 car garage you may not need the extra square footage below.  With wood floors, 5 piece master bath, see-through fireplace, hot tub, stainless steel and granite, it sits on a .38 acre lot with mature trees and garden.

 4020 Bimini Court - $849,000
Built in the late 90s, this Four Mile Creek home has been recently remodeled with birch doors, maple floors, walnut cabinets, tray ceilings in the finished basement, and updated contemporary kitchen appliances and countertops.  It sits on a smaller lot, as the Four Mile Creek homes do, but it looks to have beautiful landscaping and deck, as well as 4 bedrooms, 4 baths and 4862 total sqft.

636 Linden Park Drive - $850,000
This Wonderland Hill ranch home was built in the early 70s and has only had one owner; it was originally purchased for $52,500 in 1972.  At the foot of the mountains, it has 2750 sqft, 4 bedrooms, 2.5 baths, 2 car garage and finished walk-out basement with fireplace.  It does appear to need some updating, although adequately maintained and livable, and the covered deck and backyard are "paradise."  The location and lack of an HOA could be a real draw for some buyers.


Attention to detail and finishes
989 S. Terrace Circle - $860,000
Only a decade old, this Dakota Ridge Village 2-story home has incredible views of the foothills but no backyard.  For some, the lack of yard maintenance and the abundant surrounding open space will be a big selling point.  Wood floors, marble entry, cherry cabinets, Viking stainless steel appliances, and 13' wet bar in the finished basement enhance this 4 bedroom, 3.5 bath, 3981 sqft home.

Redleaf Neighborhood, Broomfield


Normally, I limit showings to 6 per day; it's more tiring than clients think!  You are driving and walking for hours, all the while your brain is working trying to notice and remember and compare, usually accompanied by the excitement and adrenalin of the decisions ahead.  After a while, the properties and rooms start to get mixed up in your head and the process becomes much less productive.

For out of town clients, exceptions have to be made.  I like to start with listing alerts - automatic searches set up in the MLS with specific criteria given to me by the client.  From the listings generated, we narrow down the possibilities and then I'll preview the properties and take additional pictures and notes.  By the time the client is ready to get on a plane to see things in person, we have eliminated houses most likely to waste our time.  Even so, we often have to cram as many showings into our limited time as possible.

My most recent whirlwind took us through a dozen homes in Superior, Louisville, Lafayette and Broomfield in one day.  The last home was IT, and we went back for a second showing the next morning after doing research on the competition, property history and sales data.  The chosen property was in the Redleaf neighborhood in Broomfield, located just north of the Broomfield County Commons Park and the Paul Derda Recreation Center, where detached homes can go for as little as $225,000 and as much as $575,000.

Building began in 2005, so sales data is still a bit light, but below you can see the numbers for the past 5 years.  Keep in mind that there could be some builder sales or FSBOs not reflected in the MLS data.
You can see the slowdown in the market from 2008 to 2010, but the area is rebounding.  The number of properties sold in 2011 was almost double the number in 2010, and so far this year sales are up 70% over the same time period last year.

Heritage Neighborhood, Louisville

 
I recently took a client through some houses in the Heritage neighborhood of Louisville.  Built in the early 80s, the homes are at various levels of updating and have sold from the $240,000s to the $390,000s in the past few years.

The Louisville area has quickly turned into a seller's market, and properties that are priced well and show decently are going under contract within a week or two.  Inventory is low, and some sellers are happily dealing in multiple offer situations.  The second quarter of 2012 shows a sharp incline in the number of closings in that neighborhood alone, as the chart below indicates:
The average percentage off the asking price hasn't been lower than 97% since before 2008, although beware that this number can be misleading.  If the seller gave the buyer money toward closing costs, they actually walked away with less money that the selling price would indicate.  Also, the percentage off asking only takes into consideration the amount discounted off of the final asking price - not necessarily the original asking price.  In other words, if the property had several price reductions before an offer was made, that would not be reflected.  That may or may not be indicative of the market, however, if a particular seller just had unrealistic expectations of what his property could sell for.  That's another reason it's a good idea to hire a Realtor who has access to all of the data regarding a property and, more importantly, can help interpret that data to get you the best value.

Broomfield: Go Big or Go Home


I recently attended a presentation conducted by Broomfield city and county officials, outlining and updating development plans.  I was actually a bit overwhelmed by the end; there's a lot going on, and the future growth promises to bolster recent momentum.

There are currently six single-family residential projects either proposed or underway:
Lambertson Farms Landscape Plan

  • Anthem - southeast of Highway 7 and Sheridan Parkway, 3,500 units.  Anthem is composed of Anthem Ranch, 1,700 age-restricted units, and Anthem Highlands, 1,800 single-family units.  Homes range from $240,000 to $570,000, and the development is about 40% completed.
  • Ashwood - west of Zuni Street and north of 144th Avenue, 32 units.  Homes range from $500,000 to $700,000, and is 20% completed.
  • Spruce Meadows - west of Zuni Street and just north of the Ashwood neighborhood, 73 units.  Homes range from $800,000 to $2,000,000, and is just over 60% completed.
  • Silverleaf - northeast of 144th Avenue and Lowell Boulevard, 71 units.  Homes range from $420,000 to $650,000, and Taylor Morrison will begin pulling permits this year.
  • Lambertson Farms (McKay Shores) - northwest of 136th Avenue and Huron Street, 192 units.  This development also includes 357 additional units (townhouses and apartments), as well as two commercial centers and athletic fields.  Single-family dwellings range from $350,000 to $1,200,000 and is just beginning construction.
  • Skyestone - Simms Street and 108th Avenue, 432 units.  The site construction for these patio homes is underway.
In addition, there are six mixed-use developments planned or proposed for northeast Broomfield:
  • North Park - 935 acres, will include a town center, 17 million square feet of commercial development, and up to 6,000 multi-family residential units.
  • Palisade - 155 acres, currently includes Childrens Hospital and a Federal Records building. It's zoned for 500 single-family dwellings, 500-multi-family dwellings, 1.5 million square feet of commercial development, and a proposed 203-unit multi-family residential project.
  • Highlands - 145 acres, zoned for both residential and commercial development, including an 11 acre park and 800 residential units.
  • Northlands - 132 acres, including retail, commercial and 325 multi-family residential units.
  • Seven25 - 134 acres of mixed-use development, including 300 multi-family units.
  • 257 Land - 500 acres, including commercial and office space as well as 1,200 single-family units and 1,500 multi-family units.
On the south side of the city you'll also find, in various stages of construction:

Arista's aloft Hotel
  • Avenue 120th Apartments - 120th Avenue and Lowell Boulevard, 302 multi-family units.
  • Harvest Station -  Wadsworth Boulevard and 118th Avenue, 536 multi-family units plus commercial.
  • Arista - Uptown Apartments, 272 units, Venue Apartments, 116 units, AMLI Apartments, 166 units, and 62 paired KB homes.
  • Parkway Circle - US-36 and the Northwest Parkway, 1 million square feet of commercial development including the Hyatt House Hotel, and 648 multi-family units.
  • Broomfield Business Center - Northwest Parkway and Via Varra, commercial, office, retail and 500 multi-family units.
  • Interlocken - Camden Flatirons, 424 multi-family units, AMLI, 374 multi-family units.
  • Carmel - Coalton Road and Summit Boulevard, 1,075 multi-family units.
Whew!  After a severe drop-off in building permits the past three years, projections for 2012 and 2013 show a significant increase, especially for multi-family residential projects.  Check the city's website for an updated map of approved residential projects and other development updates.
