Not to Be Smug...


So it's been over two years since getting solar panels installed on our house by SolarCity and I have a little data to determine the savings benefit.

The panels were installed in August of 2014, though they didn't get fired up until Septmber due to Xcel dragging their feet. In 2013, my Xcel expenses for the year totaled $1,192. In 2014, the total (Xcel plus Solar City) went to $1,117, or a decrease of 6.3%. Considering the panels were installed for just over 4 months I think that's decent. For 2015, my energy bills totaled $931, or a decrease of 16.6% from the year before. Even better is comparing 2013 to 2015, since they were the last full year with no solar and the first full year with solar. That difference is a whopping 21.8%! And that's just with an evaporative cooling system in our home - I was told that if you have central A/C you could see even greater savings.


Our energy bills went up some in 2016, and I'm attributing that to the Nissan Leaf I bought in December of 2015. It's a fully electric vehicle, and I plug in about every other night into a regular outlet to fully charge the car. For 2016, my energy bills were $1133, the highest total during the four years of data. HOWEVER, when you add in the gas I did NOT buy, I cut my total energy expenses by 47% over 2013! That's quite a feat since I've had my busiest year driving clients around in 2016.

I've heard arguments against replacing gas powered vehicles with electric ones, primarily that the car still uses quite a bit of energy to manufacture, and that the battery life will make the car obsolete quicker than a gas model. I can appreciate those arguments, which is partly why we waited until we needed a new car to make the change. Our old car, a 1995 Ford Taurus, was donated to the Make a Wish Foundation (they'll take anything!). As for the batteries, I am hoping that my support of the industry will help hasten battery improvements by the time mine die.

In addition to the personal savings, it's fun to drive. It is responsive and accelerates quickly, and has a much better stereo than the last car (which still had a tape deck), though it doesn't do as well on the snow and ice. But, as Dennis says, the best thing is when you get to say, "I run my car on the sun!"

Paper and Plastic and Cans...Oh My



Our  own Boulder County Eco-Cycle is suffering from an industry-wide slump. Demand from China is down, and paper prices have dropped by half in the last 5 years. Currently, it costs facilities money to recycle glass, and while the amount of ultra-thin plastics keeps increasing there is very little money to be made recycling it. And due to the ever-expanding use of technology and online news consumption, there has been a significant drop in highly-profitable newsprint available.

All of these factors threaten the recycling facilities, which see a never-ending supply of incoming material to process. Eco-cycle, a non-profit with 67 employees that also maintain outreach and education programs, has had to dip into it's reserves to cover profit shortfalls since 2011. Unlike other facilities that have stopped recycling costly materials, Eco-cycle has expanded the list of items it receives through CHaRM, the Center for Hard to Recycle Materials. The organization cites a priority to divert waste from going to the landfills over just making money.

Eco-cycle will be obtaining a few new pieces of equipment this coming up year that should help their processes, including a second fiber bailer for cardboard, which is in good supply and highly-profitable to recycle. In addition, instead of paying rebates to haulers dropping off single-stream residential recyclables, they will be charged a nominal fee.

Eco-cycle states that there is no immediate threat to the organization during this low point in the market. Even so, it's important to remember to support the things you appreciate lest they go away - so put your money where your mouth is. Riding Green: A Review of the Nissan Leaf






When I earned my GREEN Designation from the National Association of REALTORS, I made a 





pledge to walk the talk, to make changes in both my personal and professional life to show a commitment to living a more sustainable life. Since one of our family cars was showing serious signs of decline (after more than 20 years), this seemed to be a great opportunity to advertise for the cause.


I have had my 2015 Nissan Leaf for almost a month now, and I'm mostly quite satisfied with it. That is to say, it has met my expectations so far both positive and negative. Also in contention for purchase was the Ford Focus Electric, but the dealership I spoke with likened them to "unicorns" in the Denver market, saying they only see one about every six months. Since I wanted to buy before the end of the year to receive the $12,500 in federal and state tax credits, I decided I couldn't wait for the unicorn, or for the new Tesla that would first start pre-orders in the spring.

Like all electric cars, the Leaf has great torque. The 80kW electric motor provides acceleration from 0 to 60 in 10.2 seconds. I haven't exactly tested that, but it does do that push-you-back-into-your chair thing even when I just want to change lanes (I'm sure that has nothing to do with the way I drive). You can also drive in ECO mode, which consumes less power. It also employs regenerative braking when the accelerator pedal is released. This puts the motor into reverse mode, which extends the life of the brakes while feeding power back into the battery.

Driving in ECO mode can extend the life of the battery. I've become obsessed with the ECO indicator on the dash, which displays how economically I'm driving by building little tree symbols. Last week I was on pace to hit the 100-mile mark on a single charge. However, yesterday's cold temperatures reduced that by quite a bit. I wasn't out long enough to get an accurate measurement, but I'm sure it was at least a 20% reduction in range. Since my drive time is reduced in the coldest months due to real estate's seasonal slowdown, I am less concerned with this than other drivers with long commutes may be.

Initially, I was adding the cost of a home charging station into my car budget, but as it turns out I didn't need one. I've been charging overnight on a regular 120V outlet, which has met my needs so far. The Leaf will trickle-charge from 0-100% in 21 hours, and so far I haven't gotten close to zero to test it out. During the busy season next spring/summer, I may have to shell out for the next level charger which will give me a complete charge in 4-7 hours so I don't strand myself and my clients anywhere. I can set a charging timer if I am so inclined, which would be an asset to anyone living in areas where electricity costs change over the course of the day. We also have solar panels on our roof, and my husband likes to brag about how we're powering our car with the sun. The Leaf also has the ability to quick charge 80% in about 30 minutes, and I've downloaded an app to show me where all of the available charging stations are just in case.

Everyone who has seen my car has asked about the life of the battery pack. The battery warranty is 8 years or 100,000 miles, but since the Leaf was only introduced in 2010 we don't have a lot of data on whether they will out- or under-perform the warranty. A replacement battery is currently coming in around $5,500 but that cost is anticipated to keep decreasing as time goes on. I've done some calculations on my energy savings based on average use and found that I may save almost $1,500 annually on gas. My plan is to put just a portion of that aside each year to painlessly fund the eventual battery replacement.

Additionally, the Leaf has an anti-lock braking system, an Intelligent Key system, and a Approaching Vehicle Sound for Pedestrians since the operation of the car is practically silent. It has plenty of cargo room for my needs, and some other nifty features like honking at me when I've filled my tires to the right pressure. My only complaint would be the lack of 4-wheel drive. The high-torque engine could not help me get onto the road any faster when there was a layer of ice and snow beneath me. In colder states or those who travel often into the mountains this will definitely be a concern, so I'd recommend test driving it in these conditions if at all possible. Unusual Recyclables

I hate waste. I try to compost, recycle and reuse everything I can, but I often have items I just have to trash. Don't judge - I recently threw away the last shirt I had from high school. No, it wasn't neon and yes, I got my money's worth.

Bet you never knew you could recycle these items:
  • Brita Water Filters - Preserve Products takes the plastic casing and turns them into toothbrushes.
  • Carpeting (nylon) - Carpet Recovery can put you in touch with a carpet-reclamation facility near you.
  • Crayons - Crayon Recycle Program makes whole multi-colored and solid crayons from stubs.
  • Denim - Blue Jeans Go Green turns denim into environmentally safe insulation.
  • Greeting Cards - St. Jude's Ranch for Children creates new cards from the old ones and sells them to fund programs to support abused, neglected and homesless children.
  • Inhalers - Complete the Cycle breaks down inhalers to reuse the aluminum and plastic.
  • Juice Pouches - TerraCycle will turn these otherwise non-recyclabes into purses and tote bags.
  • Keys - Key for Hope collects old keys to see as scrap and uses the money to stock food pantries.
  • Pantyhose - No Nonsense recycles pantyhose and tights into things like toys, carpet and playground equipment.
  • Sneakers - Reuse-a-Shoe takes old running shoes and turns them into court surfacing.
  • VHS Cassettes - GreenDisk dismantles and shreds the tapes and turns them into other items.
Items that you are done might be useful for someone else. It's pretty easy to find organizations who will take your items and donate them to other folks who may need them, like hearing aids, wheelchairs, eyeglasses, etc. The Freecycle Network is another way to reuse items. Volunteers in each zip code connect people giving and needing stuff in their area.

Spend just a minute to find out where your item can find new life. It's really just a matter of changing your habits to think about extending the usefulness of products instead of adding to the landfills.

Project Sunroof: Google's Latest

Now Google can help you decide if it's worth it to get solar panels on your home. Well, they can help if you live in San Francisco, Fresno or Boston, the areas where the rollout has begun. Project Sunroof estimates how much you could save by going solar, and how much it might cost you.

Since Colorado isn't on the list, I used my sister's San Francisco address to test it out. Here's a bird's eye view of her neighborhood with a color key - purple is shade and yellow is sun.


Since she's only lived there a few months, they don't yet have a very good picture of her monthly electric bill, which is a self-set field on the Sunroof site to more accurately estimate savings. I'm going to go with $150 based on some anecdotal evidence and some data from the Bureau of Labor Statistics. San Francisco turns out to be a good place to start looking at potential solar savings, not just because it is in Googleplex's backyard. Residents of the city paid 64% more than the national average per kWh in July of this year. In fact, prices have exceeded the national average by at least 60% in the past 5 years.

With this information, Project Sunroof estimates that 62% of my sister's electricity could be offset by solar panels of 4.25Kw, or 300sqft (which may just fit on the 305sqft available, Google optimistically figures). This percentage is based on daily analysis of weather patterns in the area that conclude there are 1,410 hours of usable sunlight per year shining down on their heads and roofs.

It also informs her that she can lease with zero money down and see an annual savings of $500, or $10,000 over the course of the 20-year lease. Alternatively, she can buy the system for $12,000 upfront and, while it will take 8 years to see a return on investment, in 20 years she will realize $21,000 in savings. From there, you can link to a list of solar providers in the area.

The site is easy and clear, and hopefully can take some of the hesitancy out of the decision for consumers, some of whom still look at solar power like my mom looks at a smartphone. Google says they will continue to expand availability over the next few months.

Stickin' It to Xcel

We have a love/hate relationship with our energy companies. We love our cars and gadgets, we need our heating and cooling, we buy things manufactured and brought to us under different types of power. But when that bill comes - oh, boy.

Panels these days are very unobtrusive.
By now you've seen solar panels perched on houses in your neighborhood. They are becoming more popular everyday, but there is still misinformation that makes homeowners hesitate to add this tool to their sustainability plan. Folks are afraid the upfront costs will be high (they're not), or that it will take years to see value (it doesn't), or that the panels will scare buyers off in the future and reduce their home value (they don't).

Last summer, I had SolarCity install panels on my roof in Broomfield. Our home faces east/southeast, and though not very big there was still adequate room for enough panels to make it worthwhile. My representative, David, was able to see a satellite picture of my home online and determine that the home was a candidate for solar and had no trees blocking the rays.

Installation was easy - until we needed the cooperation of Xcel to install a new metering system. As you can imagine, they were not quite as excited as I was to start making my own power. But after a few weeks of delays (that I was warned about from the beginning), the meter was installed and I could load the SolarCity software onto my computer to monitor power generation. So cool!

SolarCity has a few different options depending on your needs - I have a 20 year lease agreement. SolarCity owns the panels and takes full responsibility for their care and liability. I have a fixed payment for the power I am generating and that is lower than what I was paying to Xcel. I basically feed power to the grid when I'm making more than I'm consuming, and I pull out power at night and when it's overcast. I still pay Xcel for gas, but my total payments to both companies this past year have been on average 18% less than they were before.

The lease is transferrable to new owners should you sell, and solar panels add value to your home. Younger generations of homebuyers cite sustainability and energy efficiency as a high priority when it comes to purchasing a home. Should you need to get a new roof, SolarCity will come and take the panels off and put them back on when you're done at no charge.

Energy Surveys and Assessments

Everyone would like to decrease the energy costs of their homes, but it can be difficult to know where to start. Beyond trading your old incandescents for CFLs or LEDs, you may be wondering how to really improve your home's systems and family's usage. Energy surveys and assessments are a great tool to conduct your evaluation.

Let's first take a look at how residential energy costs typically break down. This pie chart represents a typical home in a northern climate, where heating is the largest need. For homes in warmer climates, you'll probably see the heating and cooling numbers reversed. Most energy evaluations will focus on the heating and cooling, the building envelope, and water heating systems.

An energy survey is a visual inspection without any diagnostic testing and can take about an hour. Your local utility company can usually provide you with a list of registered contractors in your area who are qualified to conduct the survey. During the survey, the contractor will inspect the walls, windows, doors, insulation, ductwork, heating and cooling systems, appliances, lighting, and comfort and health issues, as well as reviewing utility bills. The report will provide the homeowner with suggestions for improving energy efficiency, including low-cost or DIY items, any applicable rebates or incentives, cost estimates, and any recommendations for more detailed evaluation.

An energy assessment is a more thorough process that uses performance tests to identify issues within a building. Sometimes the term audit is used for an assessment but sometimes it describes a higher or lower level or evaluation; be sure you ask your professional specifically what his process includes. To make the best use of your time with the assessor, prepare a list of existing problems ahead of time and gather copies of utility bills for review. The assessor will ask you about the residents of the home and their habits. He will utilize tests such as the Blower Door Test to measure air infiltration through the building envelope. He may use infrared scanners to identify insulation gaps or other areas where there are significant temperature differences. He will measure appliance efficiency, humidity levels, appliance power loads and computer analysis to provide you with detailed information and suggestions to make your home and systems more energy efficient. He may even supply cost analysis, priority investments and information on energy efficient mortgages (EEMs).

Deconstruction vs. Demolition

We're all familiar with the home improvement TV programs that show homeowners taking a sledgehammer to their kitchen cabinets or filling dumpsters to the top with old lighting, windows and flooring. While it may be cathartic for the person smashing and kicking through their unwanted wall, it does little for the environment or the building industry.

Materials are removed carefully, keeping them intact for reuse.
Deconstruction is a viable alternative to demolition. Maybe you are just replacing your kitchen cabinets and can drop the old ones off at Habitat for Humanity's ReStore. Perhaps you are scraping an existing structure to build new and call a deconstruction specialist from the Center for ReSource Conservation. Regardless of the project size, there are ways to reduce waste and lengthen the useful life of your materials. Selective deconstruction, or "soft strip" consists of removing easy, high-value materials such as lighting fixtures or solid-wood doors. Whole-house deconstruction goes further, removing materials such as framing lumber, flooring or bricks. Crews are hired to carefully take apart buildings and divert the materials to salvage yards, which can find them new life.

Initially, it may seem cost-prohibitive; deconstruction can cost about twice as much as demolition. However, the tax deductions you can get for donating your salvaged materials can offset the cost of the work to remove them, and in some situations even make you money. Keep in mind the other benefits of this approach - less trash and more availability of affordable building materials.

For a very large project deconstruction will take longer, but with a little extra planning it can definitely be worth it. You will want to coordinate with the organization that you plan to send your donation as they will need to prepare a materials list. You'll also need to hire an appraiser who is familiar with the IRS rules regarding this kind of a donation and the forms required to make it work. LEED Certifications


The U.S. Green Building Council launched the LEED certification program for homes in 2008, after a successful decade of commercial implementation. LEED, which stands for Leadership in Energy and Environmental Design, recognizes four levels of certification for incorporating green principles into the construction of homes without driving up price: Certified, Silver, Gold and Platinum. Each category consists of prerequisites (required elements) and optional credits. It is an internationally recognized system, constantly evolving to incorporate new processes and materials and encourage adoption globally.

Homes can earn points in an 8-category rating system:
  • Innovation and Design Process
  • Location and Linkages
  • Sustainable Sites
  • Water Efficiency
  • Energy and Atmosphere
  • Materials and Resources
  • Indoor Environmental Quality
  • Awareness and Education
For a few hundred dollars, new construction and renovated homes can apply for a LEED certification at the USGBC website. LEED homes can see energy use reductions of 30-60%, depending on the certification. This translates to savings for owners and increased resale value, as younger generations of homebuyers often site improved energy efficiency as an important factor in their purchasing choices.

ENERGY STAR Explained

By now, most people are familiar with the little, blue ENERGY STAR logo.  The ENERGY STAR Program was established by the Environmental Protection Agency in 1992, under the authority of the Clean Air Act.  It's a voluntary program to "identify and promote energy-efficient products and buildings in order to reduce energy consumption, improve energy security, and reduce pollution through voluntary labeling of or other forms of communication about products and buildings that meet the highest energy efficiency standards."

That's great - but what does that mean for the average consumer or home buyer?  It means that someone else has already done the legwork for you in identifying the most efficient products and manufacturers.  Visit the ENERGY STAR Certified Products page for an easy way to look up the specific item you are researching.  These items use less energy to operate, reducing utility bills and usually enhancing performance.

Homes can also receive the ENERGY STAR qualification.  These homes use less energy for heating, cooling and water heating - about 20% less.  Comfort and indoor air quality are improved, as well as the reduction of fossil fuels burning which decreases outdoor air pollution.  Homes that are awarded the ENERGY STAR qualification must meet minimum standards in 5 areas:
  • Efficient insulation system
  • High performance windows
  • Tight construction and ducts
  • Efficient heating and cooling equipment
  • ENERGY STAR appliances and lighting
Obviously, then, the presence of ENERGY STAR appliances alone in a home does not necessarily mean that the home itself is ENERGY STAR qualified.  In addition, energy-efficiency standards have changed over the past 22 years; an old ENERGY STAR appliance may no longer meet the current minimum standards to receive the qualification.  The ENERGY STAR qualification is awarded for a specific year and must be requalified yearly to maintain the certification.  Find home builders who are committed to building ENERGY STAR homes HERE.

If your home does not have the ENERGY STAR qualification, there are still things you can do to improve it's performance.  As you replace appliances, windows, insulation, etc., consider ENERGY STAR products that will reduce utility bills over time.  Certain product models also perform better due to their design; for instance, refrigerators with bottom freezers and through-the-door water and ice dispensers are more efficient.  Chest freezers use less energy than upright freezers.  Front-loading washing machines are more energy efficient, use less detergent and get clothes cleaner.  Appliances that don't receive ENERGY STAR ratings?  Clothes dryers, microwaves, ovens and ranges, solar products (other than water heaters), and space heaters.

HERS® Ratings Explained

The HERS® Index, or Home Energy Rating System, is how a home's energy efficiency is measured.  The Residential Energy Services Network (RESNET) is responsible for creating and maintaining training and national standards for ratings and industry professionals.  Obtaining a HERS rating can help you determine if you need to make changes to improve your home's energy efficiency, and a good rating can help you get more money when you resell.

As in the game of golf, the lower the number, the better the performance.  A standard new home is given a score of 100.  Each point decrease corresponds to a 1% reduction in energy consumption.  For instance, a home that receives a score of 70 would be 30% more efficient than a new home.  A typical resale home usually scores around 130, or 30% less energy efficient than a new home.

To calculate a home's HERS Score, a certified RESNET Rater looks at many factors, including exterior walls, ceilings and roofs, floors, attics and crawlspaces, windows and doors, HVAC systems and ductwork.  He will conduct several tests to look for issues such as air leaks and the effectiveness of insulation, and compares the data to a "reference home" - a designed model home the same size and shape of your home.

Geothermal Explained

Heating and cooling expenses are the largest part of most homeowners' budgets.  High-efficiency methods such as solar roof tiles and tankless water heaters will continue to become more commonplace, and buyers who get familiar with the newest technologies will be able to select the best performing systems and homes.

One technology that is spreading is geothermal heating and cooling.  In most parts of the world, the top 10 feet of the Earth's surface maintains a constant temperature between 50° and 60° F.  A geothermal system circulates water through a continuous loop of pipes with wells buried below the frost line.  A heat exchanger extracts the thermal energy to heat or cool the home through conventional ducts.  In the summer, the heat removed from the indoor air can also be used to heat water for the home.  Industrial systems can access heat from deeper underground and power turbines to generate electricity.

While it's obviously easier to install geothermal in new construction, retrofits to existing heating systems can be done.  The easiest system to adapt is hydro-air - replace the boiler with a heat pump and the rest of the system just needs minor adjustments.  Electric baseboard heat is more difficult, especially if there is no central air conditioning.  In this case, new ductwork will also have to be installed throughout the home.  Installing the underground pipes is not difficult, and while your grass will need some time to recover, the system will not interfere with trees or any other plants.

The US Department of Energy estimates that about 50,000 geothermal systems are installed in the US each year, and most of those are in the western states, Alaska and Hawaii.  The average savings over a conventional air conditioning system result in a return on investment in about 5 years.  For more information on geothermal technology, visit the National Renewable Energy Laboratory website.

I found a ball park savings calculator here, and after digging out some old utility bills I went through the couple dozen questions about my home and yearly energy usage.  While it's only an estimate, it seems that it would take about 30 years for me to recoup my investment.  Keep in mind, though, that I have a small home and we've worked to keep our energy consumption down.  It's also cooled by evaporative cooling, and there isn't a field to enter that factor, so I don't know how much of an effect that would have.  There is a 30% federal tax credit for installing one of these systems, however, which may not be around forever, so it might be worthwhile for you to take a few minutes with the calculator to see if geothermal would benefit your home.

Candles, Cabinets and Cleaning Products

For a lot of us, "going green" means implementing sustainable practices and using green products over time, as we start to understand the benefits and differences.  Like most things, taking this journey one step at a time is a good way to make the best choices while not getting overwhelmed.

Let's take a look at one of the easiest changes you can make right away: the items you buy everyday at the grocery store.  As I mentioned in "Seven Sins of Greenwashing," vagueness and false labeling can make it more difficult to evaluate products and processes.  Below are links to several programs and the labels that will help you begin to recognize quality and health in these product lines.


The EPA's Design for the Environment is intended to help consumers and businesses find cleaning and floor care products that are safer for the environment, perform well and are also cost-effective.  They also evaluate manufacturing processes to identify best practices.  The DfE logo means a scientific review team has examined each ingredient for potential human and environmental effects based on the most current data available, and determined that the product contains only the least harmful chemicals in their class.  You can search their Products and Partners page to find companies and products that meet the DfE standards.


The mission of the GREENGUARD Environmental Institute (GEI) is to reduce people's exposure to chemicals and pollutants and improve indoor air quality.  They identify thousands of products that have low chemical emissions, from consumable goods like cleaning products and printer inks, to building materials and office equipment.  You can search their Sustainable Product Guide for certified Greenguard products and manufacturers. 


Ecologo is an international organization that holds it's partners to strict standards of environmental leadership.  Only the top 20% of products available on the market can achieve certification.  You can do a Consumer Search for products and services for thousands of products from soap to car washes to insulation.  Like the GREENGUARD program, the EcoLogo certification is part of the UL Global Network.


Green Seal is one of the earliest companies to recognize a need to help consumers find truly green products.  Green Seal certification means that companies have demonstrated an ongoing commitment to products and services that meet rigorous criteria for sustainability.  Search by category or manufacturer on the Green Seal website.

Seven Sins of Greenwashing

If I get a chance to discuss sustainability options with people, I usually find that they are in favor of making choices that preserve our environment and resources.  They might get excited about products that offer to save them money in the process, but even then they are slow to make a commitment.  Why?  Sometimes, they are victims of greenwashing - when manufacturers make claims about their products that lack verifiable proof of a positive effect on the environment or the wallet.  This can make it hard to know who to trust, resulting in decreased motivation to change.

The following are the "Seven Sins" of greenwashing:
  • Hidden trade-offs - when a product may be considered green in one aspect but other elements of it are not, sometimes with the sum more negative than positive.  For instance, most people have heard that bamboo flooring is an ecologically friendly option to hardwood trees, growing to maturity in as little as three years.  However, depending on where the bamboo is harvested and how much energy it takes to get from the farm to the manufacturer to you, you could lose most or all of the benefits.
  • No proof - a product may boast, say, 90% post-consumer recycled content, but offer no proof of the claim or any way to verify the numbers.
  • Vagueness - product descriptions that just aren't very descriptive.  Claims of "all natural ingredients" just don't tell us very much.  Plus, just because a product is natural doesn't necessarily mean it's healthy - take belladonna, for instance.
  • Irrelevance - some trends take root in an industry and become the norm after a while.  Boasting that a product is "CFC free" doesn't mean much anymore, since the ozone-depleting compound was phased out beginning in 1987.
  • Fibbing - well, this is one is obvious, although I am still surprised anytime I find someone outright lying on labeling.
  • False labels - a product or company may boast an endorsement from some organization that you think you recognize, giving it automatic credibility.  Upon closer examination, the organization only appears to be one with industry standing - perhaps the acronym is a letter different, or the green logo is similar but not the same.
  • Lesser of two evils - implying that applying a green practice to an unhealthy product makes it healthy, like organic beer.
Keeping these tactics in mind can help you navigate through the green marketplace.  Next time I'll share with you some of the organizations and certifications to look for when selecting a sustainable product or company.

Let Me Help You Fight Green Fatigue

Despite how it sounds, green fatigue does not refer to a particular style of clothing, nor does it indicate a distaste for broccoli.  Green fatigue is what many people suffer these days because they are overwhelmed by the amount of green claims by companies and products, and they don't know how to measure or verify the positive effects.  Without reliable, easy-to-understand data, people can be hesitant to make commitments to green products or lifestyle changes.

I, too, was confused and overloaded until I saw the light - a green, softly glowing light, like Oz in the distance.  I've just earned the National Association of REALTORS® GREEN Designation, and I'm excited to begin employing my knowledge to help my clients learn how to integrate sustainability into their real estate decisions and their lives.

Sustainability just means a way of life that allows the current generation to fill its needs without compromising future generations' ability to do the same.  It's about saving money and resources, discovering innovative approaches to energy efficiency, creating healthy indoor and outdoor air quality, developing new green jobs, and ensuring our country's energy independence.  A balance of People, Planet and Prosperity.

It's funny; I've encountered people who roll their eyes at the words "green" or "sustainable," but when you are able to discuss the details and implications of those choices they are usual in agreement with the intentions and results.  I'll be making it a goal of this blog to sift through and discuss the huge amount of choices and information out there, while I learn the best ways to incorporate sustainable practices in my own business and personal life.  More than half of the Millennial Generation (those born between 1981-2000) believe that humans have caused global warming and feel a responsibility to do things differently than previous generations.  Sustainability is not a passing fad, it's what we must learn how to do for our own well-being and success.

Warming Up to the Idea


The HVAC energy efficiency standards set by the Department of Energy will require regional changes as of May 1, 2013.  In the northern region, which includes Alaska, Colorado, Connecticut, Idaho, Illinois, Indiana, Iowa, Kansas, Maine, Massachusetts, Michigan, Minnesota, Missouri, Montana, Nebraska, New Hampshire, New Jersey, New York, North Dakota, Ohio, Oregon, Pennsylvania, Rhode Island, South Dakota, Utah, Vermont, Washington, West Virginia, Wisconsin and Wyoming, residential gas furnace replacements will need to be 90% efficient or greater.

While most homeowners will see this increased installation cost offset by energy savings on their utility bill, that may be of small comfort to homeowners or sellers who are not expecting to put in the extra money up front.  The Department of Energy has stated that they will allow exemptions for hardship cases, but they've set no guidelines yet for who might qualify.

In addition to the units themselves costing more, there could be additional installation costs.  For instance, many standard furnaces of 80% efficiency or less are vented through metal B vent, while 90% plus furnaces use PVC pipes.  Also, previously installed furnaces may share their chimney vent with the water heater.  Changing the location could leave the chimney half-empty, leading to condensation and draft problems.  A new chimney liner or another type of solution may be necessary in order not to lose the gains made by the higher efficiency furnace.

It may be that, looking at the lifetime of the furnace and how long you remain in the home, it's well worth it to purchase the 90% high efficiency furnace.  But if you're not sure which way to go you may want to start your research  sooner rather than later to ensure that all of the options are still open to you.

It Ain't Easy Bein' Green

As we become more aware of a lack of symbiosis with our environment and educated on sustainable living, we may be finding that it's harder than we thought to be "green."  In real estate, there's more and more attention being paid to using sustainable materials and recycling the old.  Homeowners are building and retrofitting their properties with more efficient systems both to save money and resources and make their homes more desirable upon resale.

The challenge comes when trying to determine which changes and upgrades are going to be the best value.  In a relatively young industry, terms like "environmentally-friendly" and "sustainable" can be confusing in their application.  Even as new regulations are created to govern the use of these labels, consumers may not know the definitions.  For each homeowner, decisions must be made regarding their specific property, needs and budgets.  Is it enough to replace the old refrigerator with a high-efficiency one or do we also install solar panels big enough to bank excess power for our own use later?

The real estate industry has been doing what it can to keep up with both the incorporation and promotion of new technologies as well as evaluating their effectiveness and popularity among consumers.  It can be difficult to determine how much a specific market will embrace and value a particular green feature.  There is an expectation by homeowners, for example, that the cost of installing a grey water system will be recouped when they once again sell their home.  But unlike renovating a kitchen or basement, we don't have a lot of data to determine the return on investment yet.

Many multiple listing services - the central databases for real estate agents to market properties and contract with other agents - have added fields to their listings to enumerate a property's green features.  There is also an EcoBroker designation that real estate agents can earn to best identify and value these items for their sellers.  Even so, it is still difficult to get a consensus among the majority of buyers, sellers, agents and appraisers.

To help rectify this, the Colorado Energy Office has recently reached an agreement with the Colorado Coalition of Appraisers and the Appraisal Institute to begin developing studies that quantify the market reaction to certain industry trends.  The aim is to provide appraisers, as well as homeowners, with more data regarding which energy-efficient enhancements give the best return on investment, both for the immediate energy savings and the value for future owners.  If you are considering investing in an energy-efficient system for your home, keep an eye on these organizations (or this blog) for updates on what choices may be best for you.
